Leasing & Availability

Meadows offers studio, one-bedroom, and two-bedroom apartments in Universal City, TX. Availability changes regularly, so we encourage you to explore our current floor plans online or contact the leasing team for help finding the right fit. 

Apartment homes typically range from approximately $725 to $1,300 per month. Pricing depends on the floor plan, availability, lease term, and selected apartment. Please visit our floor plan page for current rates. 

Yes, flexible lease options may be available. Contact our leasing team to learn which lease terms are currently offered and whether additional short-term premiums apply. 

Application & Approval

Applicants must generally demonstrate a gross household income of at least 2.5 times the monthly rent. Identification, income verification, rental history, and other screening documentation may also be required. 

Applicants should generally have a credit score above 550. Approval is based on the community’s complete screening criteria, so please contact the leasing team with questions about your individual circumstances. 

Most applications are processed within 24 to 48 hours after all required information and supporting documents have been received. 

Yes, co-signers or guarantors may be accepted when they meet the applicable qualification requirements. Our leasing team can explain the criteria and application process. 

Fees, Deposits & Additional Costs

The application fee is $50 per applicant, and the administrative fee is $150. These charges are separate from the security deposit and other applicable move-in costs. 

Meadows does not use Jetty. The standard refundable security deposit is $200 for a studio or one-bedroom apartment and $300 for a two-bedroom apartment. 

A $400 risk fee may apply based on the results of the applicant screening process. The leasing team can explain whether this fee applies to your application. 

There is a one-time $50 amenity fee. Meadows does not currently charge a separate utility setup fee or administrative setup fee. 

Required monthly charges currently include $13 for pest control, $18 for liability insurance, $99 for cable and internet service, and $30 for valet trash service. There is currently no separate community fee or package-management fee. 

Electricity, gas, water, and sewer charges are allocated to residents. Costs may vary based on usage, occupancy, and the community’s allocation method. The leasing team can explain how each service is billed and provide an estimated monthly cost before move-in. 

Yes. Meadows provides assigned covered parking for $17 per month. Contact the leasing team to confirm how parking will be assigned for your selected apartment. 

A $50 monthly yard fee applies to apartment homes with an applicable private yard. 

No. Meadows does not currently offer rentable storage units or private garages. 

Pet Policy

Yes! Meadows welcomes cats and dogs, so your four-legged companions can feel at home here, too.

Residents may have up to two pets per apartment home. 

Meadows currently has no breed or weight restrictions. Please contact the leasing team to confirm the complete pet policy and documentation requirements. 

There is a one-time, nonrefundable pet fee of $400 per pet and monthly pet rent of $25 per pet. 

Meadows features an onsite dog park along with pet-waste stations conveniently placed throughout the community. 

Amenities & Resident Life

Residents especially enjoy the swimming pool and onsite dog park. Meadows also offers practical conveniences such as an onsite laundry facility and package lockers. 

The swimming pool is open daily from 10:00 a.m. to 10:00 p.m. Hours may change seasonally or for maintenance, so residents should follow posted community guidelines. 

No. Amenity hours vary by feature. Please contact the leasing office or refer to posted community signage for current access hours. 

No, Meadows does not currently offer an onsite fitness center. 

Yes. Meadows has an onsite laundry facility for residents. Apartment homes do not include washers, dryers, or washer and dryer connections. 

Yes. Package lockers provide residents with a convenient way to receive eligible deliveries. 

Yes. The community offers monthly resident events that create opportunities to meet neighbors and enjoy time together close to home. 

No, Meadows does not currently have an onsite marketplace. 

Parking & Storage

Meadows provides assigned covered parking for residents at a current cost of $17 per month. 

Parking is assigned, giving residents a designated covered space. 

Meadows does not currently offer private garages or EV charging stations. 

No separate rentable storage units are currently available. Included storage features may vary by floor plan and apartment. 

Maintenance & Management

Residents can submit routine maintenance requests through the online resident portal. 

Yes. After-hours emergency maintenance is available for qualifying maintenance emergencies. 

Response times depend on the type and severity of the work order. Emergency and high-priority issues are addressed first, while routine requests are completed as promptly as possible. 

Location & Neighborhood

Meadows is near several prominent employers and employment centers, including JBSA-Randolph, Methodist Hospital Northeast, Amazon’s Schertz operations, the RBFCU administrative headquarters, H-E-B, and the businesses at The Forum at Olympia Parkway. 

Residents enjoy convenient access to The Forum at Olympia Parkway, EVO Entertainment, Bubba’s 33, Olive Garden, Texas Roadhouse, and numerous other shopping and dining destinations. Regional attractions such as Schlitterbahn New Braunfels are also within driving distance. 

Meadows offers convenient access to I-35 and Loop 1604, helping residents travel throughout Universal City, Live Oak, Selma, Schertz, and the greater San Antonio area. 

There are no walking trails directly connected to the community. However, several parks and recreation areas can be reached within a short drive. 

There is not currently a bus stop located close to Meadows.

Moving In & Living at Meadows

The Meadows team works to make move-in as straightforward as possible. With the community’s utility setup and billing process, residents can avoid arranging multiple services individually and focus on getting settled into their new apartment. 

Yes. Move-in promotions may range from one month to as much as eight weeks free on qualifying apartment homes. Specials, terms, and eligibility change frequently, so contact the leasing team for the current offer. 

Residents appreciate the community’s quiet, tucked-away atmosphere paired with convenient access to shopping, dining, and entertainment at The Forum at Olympia Parkway.

No, Meadows is not a gated apartment community.
